Mellem Ville-Marie

Multi-bedroom apartment units with energy-saving upgrades

Montreal, QC

Built: 2019

Low Carbon i Low Carbon housing reduces the emissions that cause climate change. This can be achieved through family-friendly density, factory-built components, low embodied emissions, green building materials, higher energy efficiency, transit-oriented locations, onsite clean energy, and being electric-ready.

  • Energy efficient
  • Family-friendly density
  • Transit-oriented

Resilient i Resilient housing is built to withstand worsening weather events. This can be achieved through design and siting features that protect homes from flooding, rising sea levels, wildfires, extreme temperatures and power outages.

  • Flooding
  • Wildfires

Affordable i Affordable housing ensures no Canadian spends more than 30% of their income on shelter costs. This can be achieved through social housing, below-market rents, lower tenant costs, lower energy bills, lower insurance costs, lower construction costs, and affordable purchase prices.

  • Lower energy bills
  • Lower tenant costs

Mellem Ville-Marie is a community of 216 rental units stretched across two buildings, each with 6 floors, in a neighbourhood north of downtown Montreal.

The apartment units are sized for a range of tenant varieties, from studios (at $1,599/month in 2025) all the way up to 3 bedrooms (at $2,433/month). This diversity of unit sizes helps provide families with more choice when it comes to dense, lower-emissions urban neighbourhoods.

The housing units are also energy efficient, using a variety of solutions including condensation heating in hallways, to lower energy usage by 25%. Meanwhile, utilities are included in the rent, incentivizing the building owner to make energy improvements to further cut costs.

Replicability

This model scales well to mid-rise infill sites. It delivers a broad unit mix, from studios to larger multi-bedroom apartments, so families can enjoy dense, lower-emissions neighbourhoods. The “utilities-included” leases are paired with building-level efficiency upgrades (e.g., corridor condensation heat recovery and other improvements) so owners are directly incentivized to reduce consumption. Replicability elsewhere depends on local zoning for mid-rise, access to electrified or high-efficiency systems, and an owner-operator willing to invest in whole-building performance to capture the operating savings.
